Royalston Deed Filings Show Limited Price Disclosure Amid Ten July-August Transfers
Ten property transfers were recorded in Royalston between July 10 and Aug. 8, but only two disclosed a sale price: $20,000 and $201,973, for a median of $110,986 among disclosed figures. The period's top disclosed sale was 10 North Fitzwilliam Road at $201,973, sold July 21 by Ryan and Todd J. Basso to Guild Mortgage Co. LLC and Mortgage Electronic Registration Systems Inc. Fitzwilliam Road saw three separate transfers, more than any other street. Financial institutions, including Wells Fargo, PNC Bank and Freedom Mortgage, were party to more than half the recorded deeds, and two transfers involved trust-to-trust transfers within the same family. With price data scarce, overall market tone cannot be assessed from this period's filings.
