Royalston Deed Filings Show Wide Price Gap and Heavy Lender Activity in Late Summer
Worcester County Registry of Deeds recorded 11 Royalston property transfers between July 17 and Aug. 15. Only three listed a sale price, ranging from $3,500 to $201,973, with a median of $20,000. The top transaction was 10 North Fitzwilliam Road, sold July 21 for $201,973 by Ryan and Todd J. Basso to Guild Mortgage Co. LLC and Mortgage Electronic Registration Systems Inc. Seven of the 11 recordings involved a bank or mortgage entity as buyer, seller or both, and two were family trust transfers. With most prices undisclosed, the data offers a limited view of overall market conditions this period.
