Royalston July Sales Show Wide Gap From $25,000 to $201,973

ROYALSTON -- Royalston recorded 14 property transfers between June 26 and July 25, but only three of those deeds listed a sale price, according to Worcester County Registry of Deeds records.

MARKET OVERVIEW Worcester County Registry of Deeds records show 14 transactions in Royalston during the period. Of those, three disclosed a sale price, ranging from $25,000 to $201,973, with a median of $40,962. The remaining 11 transfers did not include a sale price in the recorded deed, which is common for bank, trust and inter-family transactions. With only three of 14 transfers reporting a price, the raw sales count is too limited to characterize the broader market as active or quiet based on price data alone.

10 North Fitzwilliam Rd sold for $201,973 on July 21. Ryan Basso and Todd J. Basso were the sellers; Guild Mortgage Co. LLC and Mortgage Electronic Registration Systems Inc. were listed as buyers.

A property recorded in the deed only as Royalston, MA, with no street address given, sold for $40,962 on July 21. Brett David Corrigan and Victoria Rose Alvarez were the sellers; Urban Development was the buyer.

9 Frye Hill Rd sold for $25,000 on June 30. Kristopher E. Langan and Danielle L. Langan were the sellers; Jeanne Darc Credit Union was the buyer.
